🔑 Service Commitment
AXAG Rentals acts as a private intermediary between tenants and property owners, helping you find long-term rental homes in Malta that fit your lifestyle and requirements. All properties are presented following thorough communication with verified landlords and partners.


💼 Agency Fee Structure
#Our service is performance-based.
You only pay once we’ve successfully matched you with a rental property and all parties have agreed to proceed.
#The agency fee is 50% of one month’s rent
>This is only charged after a final agreement has been reached between tenant and landlord.
>VAT at 18% is added only if applicable (many private rentals are VAT-exempt).
>Payment is confirmed through a signed Deposit Receipt, which is co-signed by all involved parties.


📄 Deposit Receipt
Once the perfect home is found and both parties are ready to proceed, a Deposit Receipt is prepared to:
-Reserve the property
-Outline payment agreements
-Clarify the agency fee
-Capture all parties’ signatures (Tenant, Landlord, and AXAG)


📝 Rental Contracts
-In most cases, the rental contract is created and issued by the landlord or their representative.
-AXAG is available to assist with reviewing the contract, ensuring it reflects the terms agreed upon during the negotiation.
-If requested, we may also provide a standard draft template for mutual consideration.

⚖️ Legal & Ethical Reminder
To avoid misunderstandings or legal complications:
Once a property has been viewed with an agent, it should not be revisited or rented through another agent.jnv  This is a standard practice in Malta’s real estate industry and is in place to respect the time, effort, and professional agreements involved.

If you’ve already seen a property - or believe you might have - with a different agency, please be transparent about it from the start. In many cases, collaboration between agents is possible, or a better offer can still be arranged - which is always smarter than risking conflict or duplicate claims.
